Should I Use An Estate Agent?

No - we provide an online space where buyers and sellers can meet. We only provide an advertising listing service for property owners and landlords to offer their property.


What If I Am Already Using An Estate Agent?

Provided that your Sole Agency agreement with the estate agent has none of the following clauses below you can also advertise your property here.

There will have no liability to pay commission to your agent if a buyer is found using our service if your agency agreement contains none of the following clauses.

If you get a buyer previously introduced to you by your estate agent, to enquire privately instead through us, you will still be liable to pay the estate agent. This is fraud and we will not tolerate any attempt to defraud an estate agent from their commission.


Which Estate Agent Clauses Should I Look For?

Estate agents employ unfair practises, which allow them to charge fees or restrict your property marketing. You will need to check all the small print of your Estates Agents’ agreement. The clauses to look for and get eradicated are:

Any clause that prohibits you from adverting on the internet, or elsewhere without the Estate Agents’ permission.

Any “sole selling rights” clause. If your agent has this clause, then you will owe them fees even if your buyer has found your property through our web site. Please note that “sole selling rights” are not the same as “sole agency”.

Another trick that estate agents use is the clause "Ready, willing and able to buy...."normally found in a separate paragraph containing the expression 'when our commission becomes payable….'

This means that in the event, that they introduce someone ready, willing and able to buy the property, that you will be charged their fee without the buyer having to complete the purchase of your property or even if you sell the property to someone else.

These clauses are unfair. If you need to strike out or clarify any clauses in your contract with your agency, put you concerns in writing both via recorded mail and email, asking them to reply within seven days. You may also wish to contact a solicitor, your local Trading Standards service or the Office of Fair Trading.


What Is Sole Agency?

Sole Agency agreement means that the agent alone will work on your behalf to secure the sale of your property.The other types of agreement are:

Joint Agency is an agreement where two agents will share the marketing to get better exposure for you and will then split the commission no matter which agent sells the property. This is more expensive than a sole agency agreement.

Multiple Agency Agreement where several agents have your details. Whichever agent sells your property he will get the commission on the sale. This is the most expensive choice.

Should I Tell My Estate Agent?

Yes for two reasons. Firstly, this will ensure that are no legal complications as discussed in the clauses section.

Secondly this should encourage them to market your property more aggressively, which will only benefit you!


How Do I Search For Property on Celcee?

First select Country and Region.

Then type town, village or location name. As you type, places matching the entered letters will be produced as a drop down list. Click on the place name you want to search.

If you want to see all results in a region, click mouse in Location box to make Type Town and Village disappear before proceeding with the search.

The following fields are optional:-

  • Minimum/Maximum Price Range – enter a number without decimals or commas
  • Currency - select your own (results will then display your currency and local currency of property)
  • Property Type
  • For Sale or For Rent
  • Number of rooms (Rooms which are lived in - Should not include kitchens, bathrooms, toilets, hallways, garages or external buildings)
  • Number of bedrooms

Can be displayed by price/no of rooms/no of bedroom/date added. Select number of results per page for faster viewing.

Additional Search Features:-
  • Feature search - which you can use to search for sport facilities such as swimming pools or types of views.
  • Minimum Floor Space - automatically calculated using entered room dimensions. If dimensions are not included by vendor value will be zero.
  • Total Plot size - will equal minimum floor space unless vendor has entered a value of total plot size.
  • Both Floor space and Plot size can be defined in metric or imperial measurement systems.
  • Age Of Property

Results

Once a property result has caught your eye, click on picture or description. This will lead to that particular property’s full details page.

Return to Search

Use Back button on browser, select Home or Search button to return to search. Your criteria are stored and can be amended/refinded for next search


How Do I Contact The Seller?

When you are on the property page you can contact the seller in two ways. Use Send Message below the header to contact via our private message system or via their listed contact methods.

Alternatively if the vendor’s contact telephone numbers are listed, you can use these. In most circumstances vendors have preferred to retain some privacy.

Please be polite when writing to vendors. Keep your questions short and to the point. Do not use UPPER CASE as it is deeply offensive.

You need to registered and logged in to Send Message.


Should I Register?

If you wish to keep your selection of preferred properties so that you can review them at a later time, please register with your basic details such as name, email and home and mobile telephones numbers. Use Add to Favorites button to save a particular property.

You also need to register if you wish to be added to our mailing list for new properties matching your search criteria. Use Save Search button to register and store your search. Click on My Searches to add/delete yourself to the mailing list.


How Do I Advertise My Property?

Simply click on Add Property once you are registered. You need an email address, home and mobile number to register. Once you are registered you can create your online advert, which will be available to all visitors on this site. You may come back and change details as often as you like, or withdraw the advert at any point.

You can change your photographs of the property for as often as you like but we suggest doing so only at the beginning and then no more than on a fortnightly basis in order to assess market feedback accurately.


How Do Potential Buyers Contact Me?

You can decide whether you prefer to be contacted by email or telephone. Please ensure you use telephone numbers that you can always receive calls on easily. If a potential buyer cannot reach you or you fail to return his call then you have normally lost that selling opportunity. We therefore suggest you use email.

Your email address will be hidden on the site and when visitors to the site complete the options for more details, the email request will be forwarded on to you.

We suggest you reply to all enquiries in a polite manner. This will not only help you get the sell but also at the price that you want!


Can I Change My Advertisement?

Yes we encourage you to constantly review your description and check details at any time.

You just need to log in and change or update the relevant details. Please remember to review all changes afterwards.

Please bear in mind in that a sales price can be changed to your benefit. Change the price upwards if you are receiving too many responses and downwards if you are receiving too few.

Please also advise when you have received an offer or update it manually. The more accurate we are, the better the site works.


Can I Withdraw My Advert?

Yes, once your property is sold there is no need to keep advertising it.

Rental property should be suspended to offline as you may wish to advertise again in the future using the Edit Property.

When you wish to advertise again simply change the status back to online.


Can I Add Additional Properties?

Yes you can have two properties listed at the same time
